Why I Love to Call Orcas Island Home

Peaceful nature, enchanting local goods, and a tight-knit and distinctive community are just some of the reasons I love to call Orcas Island home. Although I flew the coop after 18 years of an unrivaled childhood on the island, I have yet to find a place with the same magical and serene simplicity. In times of stress, uncertainty, or just plain homesickness, I am comforted by thoughts of our idyllic island. Here are just a few reasons I am proud to say I am an islander. 

The beauty of Orcas is humble, pristine, and preserved. In the fall it is the deep rich colors of almost fallen leaves as the nests of bald eagles, owls and hawks become more visible. In the winter It is a blanket of thick snow covering the landscape from its beaches, to the tops of its mountains as humans and animals alike hibernate till the warmer months. In the spring it is the vibrant wildflowers dotting the sides of the road and the glimpse of a newborn white-speckled fawn shadowing its mother. I have yet to miss a summer on Orcas Island, and you won't want to either. The beauty of summer on the island can be found just about anywhere: Jumping into the fresh waters of Moran State Park by rope, bridge, or tree. Boating through the dotted archipelago and harvesting fresh crab as harbor seals bob their heads above water in curiosity. Watching the vibrant symphony of a summer sunset on the beach with friends, and whispering secrets to the moon and luminous stars at night. The natural beauty of Orcas Island is pure and magical, something loved and cherished by every individual who has the pleasure to know it. 

The local goods on the island are curated, crafted, and enriched with love and care. I love starting my morning with a refreshing local chai from Brown Bear Bakery, served with a smile by one of my fellow Orcas Island alumni. I enjoy perusing the shelves of Darvill’s Bookstore, littered with a mix of local and mainstream authors, hand-selected gifts, and a children's corner I once spent hours curled up in. At least once a month I genuinely need to have a plate of freshly grilled prawn tacos from Mijitas Mexican Kitchen, where I worked my first job at 14 years old, and my mother worked her first job around 30 years before me. On a Saturday in the warmer months, you will find me and my fellow islanders strolling through the buzz of the Orcas Island Farmers Market shopping for farm fresh produce, food from locally cherished families, and hand-made gifts you literally cannot find anywhere else. I guarantee that if you walk into any shop or restaurant on the island, the care and love for what each establishment offers will be made abundantly clear. You will be greeted the small island way: with a smile, a genuine conversation, and the indescribable feeling that you are exactly where you need to be. 

The people of Orcas Island are eccentric, involved, and caring to a point that I am unable to describe. While my experience is personal to me, and a result of 20 years spent building, I am confident any individual is capable of experiencing the same love, care, and vibrancy bestowed onto me. On our island, community looks like this: a subtle wave or smile in passing. A ride to town, hot meal, or jump start in times of need. The gift of an education nurtured by a principal and faculty who never give up, who never cut corners in learning, and who take the time to know every single thing about you despite your best teenage efforts to divert them. We are philanthropists, uplifting countless charities, fundraisers, and FaceBook Go Fund Me’s. We are patrons of the arts, encouraging artistry at every age and in every form, from live concerts and performances to art shows and classes. We are caring stewards of the island we have the pleasure of living on; we prioritize clean energy, clean air, and the protection and preservation of the ecosystem so special to our island. The community of Orcas Island is unparalleled, and I firmly promise you will not find another like it. It literally produces and grows outstanding citizens nurtured and destined to make the world a better place. I love Orcas Island because it has a community that I am proud to say I am a part of.

People love Orcas Island for a variety of reasons, personal to every individual. For me, it is my personalized experience of nature, local goods, and community. While visiting Orcas provides a small glimpse into its beauty, becoming a full-time islander allows you to give back and contribute to the same beauty so deeply admired. Common Listing Terms in Real Estate

Real estate jargon can often be confusing and hard to understand. Whether you are buying or selling, it is important to understand each potential status of a listing to put your best foot forward. Here is a breakdown of each of the individual listing statuses, to help you throughout your buying or selling process.

 

Active

A listing is classified as active when it is currently available for sale. This means the listing is actively on the market, ready to be shown, and Sellers are open to receiving offers but have not yet negotiated a mutually agreed upon offer between the Buyer and Seller.

 

Pending

A pending status on a listing means that the Seller of the listing has accepted an offer on their home, but the transaction has not yet been finalized. A listing changes from active to pending as soon as a contract has been negotiated (both Buyer and Seller agreeing on all terms of the contract), serving as the waiting time between the acceptance of an offer and the finalized closing of the sale. Pending is its own formal status, but can be classified in several different ways:

 

  • Pending Feasibility indicates that Buyer and Seller have reached mutual agreement, and a Buyer wants to conduct a ‘feasibility’ study, to verify that they are able to do what they would like to with the property. A Buyer might want to know if the property and/or surrounding area are capable of withstanding or allowing for potential changes or development, and thus they need time to verify.
  • Pending Inspection again signifies that an offer has been accepted, but the Buyer is conducting an inspection of the home before going forward with the transaction. This classification allows for the Buyer to assess the state of the property and any potential issues it may have before finalizing their offer.
  • Pending BU Requested allows Sellers to consider other offers if an original offer falls through. Should the original Buyer back out, another existing offer can be contractually bound as next in line.
  • Pending Short Sale implies that a Seller has accepted an offer on their listing that  is less than the amount due on their current mortgage, and thus are waiting for the bank to approve the deal.

         

Contingent

When a sale is classified as contingent, an offer has been accepted by the Seller and that offer to purchase is contingent on the Buyer selling another property before they can proceed with the purchase of the Seller’s property.

 

Sale Fail Release

Sale Fail Release means the property has failed to close and the property has been removed from the market. A property may fail to close for several reasons including financing issues, a failed home inspection, missing details, or simply Buyer’s cold feet!

       

Temp. Off Market

When a home is temporarily off the market the Sellers are currently not accepting offers on the listing, and the property is not available to be shown at this time. A Seller may temporarily take their property off the market for a variety of reasons from going on vacation to needing time to conduct renovations or home repairs before re-listing.

 

Canceled

A listing will be marked as ‘canceled’ when the Seller has canceled their listing contract before the contract’s legal expiration date. This could mean the Seller no longer wants to sell their property at this time, or will be re-listing the same property with a different agent or agency.

 

Expired

A listing expires on the market when the contractual expiration date on the listing has passed without the property being sold, and the Seller has not renewed the listing contact with their current real estate agent. Although the listing has expired, it can be re-listed on the market and given a new expiration date.

 

Sold

When all conditions of the offer have been met and the contract has been finalized a home is considered sold! The transaction is officially closed when the deed to the property is transferred via recording with the County, and escrow releases the funds to all involved parties.

The Beauty of the San Juan Islands

An iconic Pacific Northwest archipelago known for breathtaking landscapes and wildlife; the San Juan islands are like no other. Aeromedical Services on Orcas Island

The rural and remote nature of Orcas Island is one of its most charming and coveted aspects: the flora and fauna are plentiful, privacy is easy to find, and residents can feel comforted by the ferry ride’s distance from the mainland. At the cost of idyllic seclusion, Orcas residents do not have access to on-island emergency care. Fortunately, residents do have access to three low-cost Aeromedical Services, all equipped to safely transport patients suffering from medical emergencies to the proper healthcare facilities via helicopter or plane. In order to safely enjoy the unparalleled lifestyle of Orcas Island, it is vital to remain prepared and educated on island medical practices. 

Orcas Island Fire & Rescue references three commercial Air Medical Evacuation companies serving our community: Airlift Northwest (ALNW), Island Air Ambulance (IAA) and Life Flight Network, all provide reliable emergency service and qualified medical personnel. 

Airlift Northwest is a program of the University of Washington School of Medicine and Harborview Medical Center, providing critical Medevac service for over 38 years. The program provides emergency flight transportation for residents in Washington, Idaho, Montana and Alaska for a membership starting at $60 a year, protecting all members of a household. 

Island Air Ambulance is a local critical care air ambulance service based in Friday Harbor, serving all of San Juan County and its surrounding regions. Its fixed wing medevac program is a national award winner and CAMTS accredited. Island Air offers a membership starting at $39 a year, including all household members. 

Life Flight Network prides itself on a reputation of safety, reliability, and exceptional clinical care, safely transporting over 1500 patients every month throughout Washington, Montana, Idaho and Oregon. Voted the 2021 program of the year by AAMS, this program starts at $69 per year for all household members. 

While all three companies are certified to the same level of care, Orcas Island Fire & Rescue recommends that island residents subscribe to all three memberships for a multitude of reasons. Firstly, the adverse and unpredictable nature of island weather often dictates which Medevac provider is physically able to both land and transport their aircraft. Secondly, there may be times when certain aircrafts are unavailable when transporting other patients and you require an immediate medical response. 

The Aeromedical Services offered to Orcas Island residents provide 24/7/365 emergency medical transportation, always available and at the ready. Preparing Yourself For the Home Buying Process

Buying a house can be confusing, overwhelming, and stressful. Whether it's a new area, market, or your first home, it can be hard to know where to start. Here are a few important steps to beginning your home buying process, and ensuring you are financially prepared to find your perfect home!

Getting pre-approved should be the first step in your journey. Pre-approval ensures a loan officer has agreed to eventually lend you money towards the purchase of your home after analyzing your finances. Not only does it allow for conditional approval, but it also allows you to analyze your own finances and their relationship to your home-buying process: how much you are able to borrow, along with your interest rate and what your monthly payment may be. The Effect of Low Inventory on the Housing Market

Across the country we have seen a gradual decrease of inventory in the housing market. Both small and large urban areas are seeing an almost 50% drop in inventory levels in comparison to their long-term averages. While it can be said that the real estate market is never really balanced, this decline in inventory is an obvious trend that has begun to shift the way business is conducted. Orcas Island carries its own unique market and inventory, yet such large national trends will inevitably affect both buyers and sellers alike. Here is a market statistics from Windermere Chief Economist Matthew Gardner, to give you an idea of what exactly is going on in the housing market:

 

  • “Inventory levels in 53 of the 100 largest metropolitan areas were down by more than 50% compared to the same period three years ago.” With the smaller metropolitan areas seeing the greatest decrease.

 

So what exactly does this decline mean for the market? Gardner finds that this decrease in inventory and lack of home supply has created an influx of new home building across the nation; a trend we are seeing more and more of in the San Juan Islands, given the lack of supply and increase in new residents. Specifically within single-family homes, historically new construction only takes up around 10% of active listings in a given time period: today, new construction makes up around 30% of the market, an almost 20% increase in the last few months. And while mortgage and interest rates are constantly increasing, Gardner finds that new construction is finding its mark through rate incentives such as mortgage rate buydowns. 

 

So what exactly does this mean for both national and local markets? New home construction will most likely continue to grow until 2024, and as the market becomes more balanced rate incentives will no longer be offered and we will see balance returned to both new and old construction. The trend of low inventory will most likely continue for the foreseeable future, especially in the San Juan Islands, with first-time home buyers finding the most challenge in price increases. 

 

Despite the constant fickle nature of the real estate market, buyers and sellers are still able to find success in their transactions with the right Brokers.
